Property Valuations

The valuations division is headed by a Chartered Surveyor and we have working relationship with most banks in Botswana. We specialize in both Land and Buildings and Plant, Equipment and Machinery Valuations.

Our Land and Buildings valuations covers various aspects of property which include among others, commercial, residential, industrial, tourism, agricultural properties etc.

The Plant and Machinery valuations encompasses the valuation of manufacturing or production plant, equipment and machinery, and earth moving plant. It also covers other movable assets like vehicles, tractors, agricultural equipment and office furniture.

We provide valuations services for various purposes which include, among others, Market, Bank Loan, Insurance, Foreclosure, Divorce, Mergers and Acquisitions, Financial Reporting i.e. IAS 16 etc.

Building Consultancy

The Building Consultancy department provides building survey reports mainly for insurance risk and conditional survey purposes. This is a specialised service for our insurance clients and majority of landlords wanting to plan for future maintenance of their properties.

Project Management

Our project team uses, Microsoft Project software to manage construction projects. Working closely with the Building Consultancy division, Space & Place can provide a full service ranging from initial land valuation, development appraisal, to construction monitoring and certification. If requested we can assist in arranging funding.

With our vast experience in property investment analysis, we provide full detailed viability analysis, determining the profitability of the development prior to commitment of funding. Our real time market knowledge helps us to ensure that any development is based upon objective market evidence

 Most banks in Botswana do accept our valuations, however, the customer has a right legally to appoint their own valuer.

 We will give a no obligation valuation certificate for your property to guide you on the selling price. We will give your property a good advertising budget, all potential buyers will come through one agent thereby avoiding over-exposure of the property on the market which may result in pro-longed selling period and reduced price. Security will not be compromised and viewing times can be set in advance. There is generally a high level of commitment between you and us than when there is a multiple agent mandate.

Valuations are used for loan, buying, selling, tax, insurance, accounting or just financial planning purposes.

Market value is the estimated amount for which a property should exchange on the date of valuation between a willing buyer and a willing seller in an arm’s-length transaction after proper marketing wherein the parties had each acted knowledgeably, prudently and without compulsion. Building Insurance Value is the cost of replacing the structure plus professional fees and provisional expenses which exclude the cost land.
